OxWall Tool fire site will cost at least $500,000 to clean up

The former OxWall Tool factory in New Jersey was destroyed by fire in March 2007; the arson remains unsolved. The property owner did not follow through on the cleanup agreement he’d reached with Oxford Township that would have cleaned up the property by this past July.

Township officials obtained a preliminary estimate that placed environmental remediation of the OxWall fire site at $500,000 for the above-ground part of the property. The assessment did not take into account any underground contamination. While much of the concrete debris can be disposed of using standard procedures, some portions of the site will require more expensive asbestos remediation due to contamination.

Officials hope that demolition and cleanup will make the property more attractive to developers. The cost of the cleanup may be recouped from the property owner or the township can take ownership and market it as a redevelopment project.
